1. Who is Magnetic Home Services and how can they buy my house fast?
Magnetic Home Services (MHS) is a Dayton, Ohio based real estate investment and management organization offering various housing options throughout the greater Dayton, Cincinnati, and Columbus areas.  We strive to locate homeowners and property owners who prefer to sell their properties quickly.  Typically our clients have stressful life circumstances where a cash offers and quick closings are a must.  Some hardships result from death, divorce, delinquent taxes, delinquent mortgage payments, abundance of home repairs, and landlord responsibilities.  ​
2. ​How does the process of buying my house work?
  1. Call us directly at 937-248-0134 or enter your information on the homepage of this website.
  2. We will set up a time to come by your house that is convenient for you.
  3. After walking through the house, we will be able to make a cash offer for your house.
  4. Once we agree on a price and date to close, we will sign a Purchase and Sale agreement that an MHS representative will take to Partner’s Land Title.
  5. Partner’s Land Title will prepare the proper documents and we will close on the date we agreed.
  6. You receive your cash! (Partner’s Land Title will wire the money directly to your bank account)
3. Who do you usually buy from?
We’ve bought dozens of houses in the Dayton area.  The situations and houses often vary, but typical scenarios we encounter include:
  • House needs repairs owner is not willing to make
  • House has residents which are negatively affecting owner’s life or business operations

4. Will I be charged for a Magnetic Home Services representative to come to my house and make an offer?
No. We do not charge anything to view the property or to make an offer.  The ball is in your court and should you not like the offer presented, you do not have to accept it.
5. How do you determine how much you will offer for my house?
​Through a combination of experience and comparable sales (data of similar houses in the area), we will determine a reasonable offer.  In addition, the amount of repairs needed at the house is taken into consideration.
6. ​Am obligated to sell my house to you if I enter my information on Magnetic Home Services website?
​Absolutely not! You are not obligated to sell your house to us at any time during the process unless you sign a contract for us to purchase your house.
7. How long does it take for you to evaluate my house?
Once we are at the house it will likely take 30 minutes of less to determine the price we are going to offer.  Before coming to the house, we will do a lot of research about your house.  It will not take long at all for you to receive an offer. 
8. If I submit my information on the Magnetic Home Services website, how long will it take for someone to respond to my request?
If your information is receive during normal business hours (Mon-Fri, 9-5pm), you will be contacted within one business day.  If your information is received on a weekend or holiday, you will be contacted the following business day.
